FOR FSBO BUYERS & SELLERS: Lohse Law can help Buyers or Sellers, who aren't working with a real estate broker or realtor, prepare the written offer (contract). The fee to prepare a complete written offer is $250 per property. This could be a large cost savings opportunity to you vs paying potentially thousands of dollars in broker commissions. Lohse Law doesn't offer this service for free because it takes anywhere from two to four hours to properly prepare an offer.

TENANT OPPORTUNITY TO PURCHASE CHICAGO BLOCK (606) DISTRICT: Flat fees do not apply to any transaction – purchase or sale – that falls under Chicago’s “The Tenant Opportunity to Purchase Block (606) District Program” (or any other extension to this program). Attorney fees will be hourly, not flat fee.

Flat-fees for commercial transactions usually provide clients with a "lower" cost compared with paying an hourly attorney fee of $300/hr. On average, most commercial real estate transactions take anywhere from 20 to 30 hours from LOI to closing.
