LEGAL FEES - ILLINOIS QUIT CLAIM DEEDS

Option 1 (Quitclaim Deed - Basic Service):

The most basic service that most people chose is for me to prepare the Illinois quitclaim deed and grantor/grantee statement for $150 ($170 if you want the hard copy shipped to you).  With this option, it will be your responsibility to get the local transfer stamp (if required) and get the deed recorded with the County Recorder.  There is nothing legal about obtaining the local stamps and recording the deed.  It is just time consuming and there are fees that must be paid. 

Option 2 (Quitclaim Deed - Full Service):

This option includes Option 1 above plus obtaining local municipal transfer stamps, and recording the deed with the county recorder’s office.  Total fees for this service ranges from $355 for townships that don’t require a municipal transfer stamp to $750+ for municipalities that do require a transfer stamp.  

LEGAL FEES - TAX APPEALS

Tax appeals for Lake County and Cook County:

Lohse Law charges a small, one-time, fee of $50 to perform an initial property tax appeal analysis.  Once we have the analysis, and it looks like your taxes can be reduced, there is no fee to file the appeal.  


After a successful appeal and your assessed value has been reduced (or corrected the exemption errors or omissions), our fee is 25% of your savings for the first year ($250 minimum)! All future savings from the appeal go 100% in your pocket.  If there is no reduction, there are no fees.
